United Venture Development (Clementi 1) Pte. Ltd, a joint venture between UOL Venture Investment Pte Ltd and UIC Homes Pte Ltd won the tender to develop this new launch condo at Clavon Site through the public tender under Government Land Sales (GLS) program by the Urban Redevelopment Authority (URA). Including the winning developers, there are a total of 5 bidders.
The winning bid for Clavon from United Venture Development (Clementi 1) Pte. Ltd was S$491.3 million, which translates to S$788.31 psf ppr. Vesta SG Residences submitted a bid of S$471.01 million, which is the second-highest bid. The other 3 developers, namely CSC Land Group, City Development Ltd, and MCC Land had submitted bids that are between S417.57 million to S$452 million.
Clavon is located at Clementi Avenue 1 with a land size of 178,064 square feet. The maximum Gross Floor Area (GFA) is 623,229.8 square feet. This potentially allows planning to develop a 40-storey tower that will house 640 residential units.
Clavon is expected to attract many interests due to the surrounding amenities and facilities. Famous schools like Nan Hua High, NUS High School, and Pei Tong Primary School that are within 1KM will create huge demand for Clavon. Besides reputable schools, Science Park, One-North, and National University Hospital that are nearby will also attract Real Estate Investors due to the great rental potential and capital gain potential.
